What I've Learned Building Saunas in Sandy Springs

Sandy Springs is two different jobs. Up in Riverside, Huntcliff, and the Dunwoody Panhandle, it's big single-family homes with basements. Same playbook as the rest of north Fulton: a traditional sauna in the basement or a barrel kit out back. Down in Perimeter Center and along Roswell Road, it's condos and townhomes, and the answer is almost always an indoor infrared or a compact traditional unit. No chimney, no outdoor footprint, and the electrical load fits a standard panel.

The condo jobs come with their own paperwork. Most Perimeter buildings require HOA approval for any hardwired 220V addition, and some cap what you can run off the unit's subpanel. I always ask for a photo of the electrical panel and a copy of the HOA rules before we quote. A 1.7kW plug-in infrared needs nothing more than a dedicated 20-amp circuit. What surprises Sandy Springs homeowners is the river. The Chattahoochee runs the whole western edge of the city, from Morgan Falls down through the recreation area, and homes backing up to it run humid. Same rule as everywhere else in Georgia: mechanical ventilation on a timer, twenty to thirty minutes after every session. In a basement build near the river, I'd rather oversize the exhaust than come back for a repair call. The fan is cheap. Re-paneling is not.
